To assist various constituencies in understanding the impacts of the zoning changes proposed by the ZHO / City of Yes, Studio A+H provided analysis, calculations, and visualizations showing massing and fenestration.
The focus of the studies was the revised campus zoning parameters. This allowed for slightly increased FAR and slightly reduced lot coverage, along with a height limit that moderates between the existing extremes of height factor and contextual zoning.
The study looked at three distinct campus sites. Two were smaller sites restricted by lot coverage – Pitkin Avenue (residential) and Queens Boulevard (religious) and one larger religious site at Ridge Boulevard.
